Owner's policy
Protects you, the buyer, for as long as you or your heirs hold the property. A one-time premium paid at closing covers legal defense and loss from covered title defects: forgery, undisclosed heirs, recording errors, unreleased liens and more.
Lender's policy
Required by every mortgage lender in Florida. It protects the lender's lien position up to the loan amount. When we issue both policies together, the simultaneous-issue rate makes the owner's policy far less expensive.
Florida promulgated rates
Title insurance premiums in Florida are set by the state, so the price is the same no matter which agency you use. What differs is the quality of the search, the care in clearing the title, and the people you can reach when something comes up.

Is title insurance required in Florida?
A lender's policy is required whenever there is a mortgage. An owner's policy is optional but strongly recommended. It is the only protection you have against defects that predate your ownership.
Who pays for title insurance in Florida?
It is negotiable and varies by county custom. In Broward and Miami-Dade the buyer usually pays; in Palm Beach the seller often does. The contract controls, and the party paying typically chooses the title company.
How much does title insurance cost?
Florida promulgated rates are $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000, with lower tiers above that. We will quote your exact premium and closing costs before you commit.
