What does a title company actually do?
We verify that the seller has the legal right to sell, find and clear anything attached to the property (liens, judgments, unpaid taxes), hold the money in escrow, prepare the closing documents, conduct the signing, disburse funds, record the deed and issue your title insurance policy.
Do I really need title insurance?
If you have a mortgage, your lender will require a lender's policy. An owner's policy protects you: it is a one-time premium paid at closing that covers you against title defects, forged deeds, undisclosed heirs and other claims for as long as you or your heirs own the property.
Can I choose my own title company in Florida?
Yes. Whoever pays for the owner's policy typically selects the title company, and that is negotiated in the contract. You are never required to use the company a lender, builder or the other side suggests.
How long does a closing take?
A typical cash purchase can close in as little as one to two weeks. Financed purchases usually run 30 to 45 days, driven by the lender's timeline. Refinances are often faster. We open the search the day we receive your contract so title is never the bottleneck.
Can I close remotely?
In many cases, yes. We offer mobile notary signings across South Florida and remote online notarization where the lender and the transaction allow it.
How do I protect myself from wire fraud?
Never wire money based on emailed instructions alone. Call our office at a number you already know and confirm verbally before sending anything. We will never change wiring instructions by email.
